There was a WATER LEAK prior to choosing this home at 708 Minecreek Ct Mansfield TX. Which we were told would be fixed , Nothing has been fixed. We have been here several months without a resolution. WE ARE VETERANS AND DESERVE WHAT WE PAY FOR.

Grand Homes is far from grand

We are the second owners of a home that we bought in December of 2013. We immediately noticed some foundation movement so we contacted an engineering firm that the soils had not been compacted properly so we contacted Grand for assistance. They came out and their "expert" say it was normal settling and offered no help at all. We have now found out five other Grand Homes on our street have foundation issues and our nextdoor neighbor got Grand to pay for the repairs. These are Nortex foundations and Grand knows that is a problem from past litigation as I understand it but they do nothing. STAY AWAY from this builder. They do not stand behind their work and the work is generally subpar with inferior products.

Grand Homes Inc violating builder policy by building the new houses in front of my house with same plan and elevation.

I live in Harrington Mills community built by Grand Homes Inc. Builder recently constructed couple of houses right in front of my house with same plan and elevation as mine. As per the builder policy, they can't build 1 house adjacent to mine and 2 in front of mine with the same plan and elevation. This will violate their policy. Since this construction started, I tried contacting them and even the owner as well few times and there were few email exchanges. Their VP told me that he will try changing the structure so my house will look unique but he didn't do that and now he doesn't even respond.

Leaking

I purchased the house 2 years ago and the roof has been leaking for almost a year. I reported to warranty last year and Grand home did not give me the root cause of leaking and told me it is not covered under warranty. So I paid a roofer to fix it, but the roofer come and go for few times still cannot figure out where caused the leaking_only leaking when heavy rain. Now I hope Grand home can fix this issue, I don't mind pay for the cost, I just want to this issue to be fixed ASAP.

Plumbing issue

I have live in these house I have water leak from my kids bathroom the leak cause my garage celling to fell of on my cars.i call the plumber he fixed the plumbing problem and the celling Second time was my master bathroom was leaking same thing plumbing issue Allstate insurance refused to pay me .they said this is plumbing issues from the builders. I call Grandhomes they paid me half of the cost. Now again.this is the third time water leak at the water heater at the Artic water leak from celling to the second floor and first floor my master bedroom was flooded with water.we call plumber to stop the leak and shut the water.when I contant Grandhomes they told me why I fixed . Seriously I will be under water and damage could be worst. They told me since I fixed the insurance will take over the damaged . I told them that they won’t pay for plumbing. Really who’s fault is this . Bad luck? This is third time . Seriously something is wrong with plumbing.grandhome need to work on this . Iam very disappointed with Grandhomes .

Rude contractors and employees

The employees and contractors we worked with when getting our house built were rude and very difficult to work with. We were getting customizations for certain features in our house and that’s something the company should be prepared for when working with individual clients. But yeah, whatever. I guess the company just assumed that we’d be dishing out money for absolutely no reason at all. These are people’s houses we are talking about, and it’s always a huge investment for new home owners. If you can’t understand that and work with your customers empathetically, then maybe don’t be a part of the business or industry, and make room for someone who can take care of their customers properly.

Everything is an upgrade

Even a cutout for your microwave is a cutout in a 600k home! You get a kitchen countertop microwave. What Nothing is standard you have to use design center money. So the 450-600k for your house you ONLY get a shell! They tell you that they have this amazing energy package that’s included..but then show it as a 17k package they are giving you as part of your incentive! So even your insulation and windows are considered an upgrade

I am in the process of purchasing a Grand Home. What are things to look out for based on your experience.

As for the energy efficiency and design incentives, they are giving a sheet with what is included, is there anything I need to know or worry about. Thanks for your help!

So true. 90% of the upgraded package comes standard.

They're not transparent with what your receiving at all.

Get clarification on every question you have. If not, you will be sorry.

This builder will screw you, rip you off and steal your money. We made the mistake of over-paying for a 'Grand' home in Allen. My husband is a licensed home inspector and was very diligent during the phases of construction. We had heard good things about this builder and trusted their work. Our salesman talked about 2 by 6 exterior walls with extra insulation but quickly into the process and deficiencies began early on. We were promised 30 k in design upgrades, but once we chose basic features we burned through basic appliances and used up our 'upgrades' to just basic., Our sales rep told us not to worry, but my husband began to worry and brought up concerns about framing and especially electrical, which did not conform to standards of practice. Something about wiring. My husband tried to confront management but they said you are now in breach and if you withdraw we will keep your 15,000 in earnest money. Before you write a check with these people, read their contract, do not trust them.

Verbally ? I hope not, that's the kiss of death. When we built our house, it was interesting to note that so many things were "extra". Doors ?

Sure. Knobs ? That's extra. Became our mantra.

My Scottish and German ancestry kicked in and we wound up within 1/2 of 1 per cent of our budget.

The builder, a basically honest and trustworthy person, declared that most folks exceed their budget by 20-30 percent and was somewhat surprised by my intransigence. You could stop them cold if there are items in violation of code.

Just a warning...they provide you with a countertop microwave you have to even pay for a cutout! In a 600k plus home!! I haven’t seen that since the 80s

Worst builder ever

If you agree to hire these con men you will forever regret your decision. I worked there for a year and sold 12 'homes' in 10 months. Because of the construction time, they now owe me 100,000 in commission, but fired me so they don't have to compensate me. BEWARE any sales people. They build a cheap product and they will screw you, blah, blah, blah. Do not buy into their bullsh@$. SCAM

Horrible Experience-BEWARE DO NOT BUY WITH GRAND HOMES

Consumers, please do your research before purchasing with Grand Homes. As consumers we have rights, but not according to Grand Homes. I signed a contract with Grand Homes in Jackson Meadows on January 30. The reviews here are right. Grand Homes do not treat you as a customer after they receive your earnest money. They have very poor customer service, they lie, the quality of their workmanship is poor and most importantly you are not getting what you paid for. They have made countless errors in the construction of my home. All of such errors were caught by me. Their construction team has had little to no oversight of my home. This has become a full-time job identifying their errors and requesting corrections. Grand Homes should be called REWORK Homes. From lopsided windows, unleveled floors, wrongly designed windows, to stairs that are not in accordance with my design, foundation errors. Grand errors, fixes and rework is very disappointing, not at all what I expected from this builder. 180 days build time has turned into a year. Be wise and take more time to find a reputable builder. BEWARE! This process with this builder has been extremely stressful and painful. For the product, talk to your neighbors who have built with Grand. Ask the neighbors about their experience from start to finish. at the BBB. See how many complaints they have, how many complaints have been resolved and look closely on the category of complaints. Make sure you understand that you have very little rights in the contract. If you don't have an attorney to make changes, don't sign. This contract is not for the Consumer. If you can live with the contract, make sure you every step closely, question everything and document everything. But if you have health problems, if you have deadlines, if you have standards of quality and excellence, If you can not handle the stress that comes along with working with GRAND, or you want to be treated like a consumer with rights, STOP DO NOT PROCEED. Do not buy with GRAND HOMES. They don't value their consumers and its very challenging to hold them accountable. WALK AWAY! Correction........ RUN AWAY!

DO NOT Build with Grand Homes. The contract is a trap and desifned so that you get nothing back if you have to back out.

They do not build at the qualiry of their models with uses cheap products and labor who leaves trash behind ur walls so that you have problems later. Get pass the glitz &glimour and you will see, you have a low budget home costing twice what its worth. See pic of model brick /mortar on left. The brick/mortar of our home is on righr.

Terrible shame. We backed all the way out no matter the cost.

These are a bunch of crooks and thieves. DO NOT BUY GRAND HOMES!

I worked on Grand homes in Flower Mound to bail the superintendent out of a tight closing on numerous homes, I gave him a low bid to keep my workers busy and the company NEVER PAID I billed and called and they acted like I never existed and that the superintendent just thru away the invoice, I only know the home owners can only be cursed by a company that does not pay for the work done on the home

Angry I was building with grand homes in Pleasant Valley in Wylie and have had many misleading experiences with the sales representative David. He lies about everything and got me to sign a contract that I’m working very hard to get out of.

The house isn’t anything like the model although I’ve spent thousands of dollars buying high end material from the over priced design center.

If you’re thinking about building with grand don’t. We cannot all be wrong about them.

We’re not disgruntled people who are unreasonable in our expectations. These are legitimate concerns that they ignored and then threatened you with keeping your earnest money even when they breach the contract.
